Buying a Home in Elizabethtown, KY: 7 Things to Know Before You Start
1. Get preapproved before you shop seriously
A mortgage preapproval helps you understand what a lender may be willing to lend and shows sellers you’ve taken steps toward financing.
It is not a final loan approval. Your lender will still need to verify information and evaluate the property.
Ask what documents you need, when your preapproval expires, and which changes could affect your eligibility. Getting these answers early gives you time to address potential obstacles.
2. Choose a comfortable payment—not just a purchase price
Your homebuying budget should account for more than principal and interest.
Ask about property taxes, homeowners insurance, mortgage insurance if applicable, and any association dues. Leave room for maintenance, utilities, and everyday life, too.
You’ll also need to understand your down payment, closing costs, and other upfront expenses.
When comparing lenders, look at written Loan Estimates for comparable loans. A lower advertised rate doesn’t tell you everything about fees or the cash you’ll need at closing.
3. Look beyond the listing photos
When buying a home in Brandenburg or elsewhere in Meade County, think about how the property will work for your actual routine.
Test the commute. Check internet availability at the address. Consider yard maintenance, parking, storage, and how much space you’ll realistically use.
If you’re considering Doe Valley, review the current association documents, dues, restrictions, and what is included before committing.
A beautiful house matters. So does whether living there fits your life.
4. Buying a house with land? Ask a few extra questions
Acreage can be wonderful, especially if you’re dreaming of horses, gardening, or a little breathing room. But the number of acres is only the beginning.
Depending on the property, questions to investigate include:
Where are the boundaries, and is a survey available?
Are there easements or shared access arrangements?
Does the home use public sewer or a septic system?
What is the water source?
Are there restrictions affecting animals, outbuildings, or your intended use?
What should you verify about drainage and flood risk?
If your dream includes bringing your horses home, let’s discuss that before scheduling showings. We’ll need to verify that a property supports the plans you have for it.
5. Understand what your buyer’s agent will do
Before you begin touring, ask how representation works, what services you’ll receive, and how compensation will be handled. Review any agreement and ask questions before signing.
When I represent a buyer, my work includes helping compare properties, reviewing comparable sales, discussing offer terms, coordinating next steps, and communicating when challenges come up.
You deserve to understand the process—not feel like you’re guessing your way through it.
6. Make room for inspections and careful review
Fresh paint and pretty countertops don’t answer every question about a home.
Discuss appropriate inspections and any additional evaluations the property may need. Review the findings with qualified professionals so you understand potential repairs, maintenance, and costs.
A home inspection and a lender’s appraisal serve different purposes. Don’t assume the appraisal will tell you everything about the home’s condition.
The options available after an inspection depend on your contract and deadlines, so those details deserve attention before you make an offer.
7. Plan for the home you already own
If you need to sell your current home before buying another, bring that up at the beginning.
We can discuss preparation, pricing, financing questions, and how to coordinate the two transactions. A home-sale contingency may be an option, but a seller’s willingness to accept it depends on the circumstances and offer terms.
Getting your current home ready early can help you make more informed decisions about the next one.
